Navi Mumbai is one of the most planned cities in India, which is developed by Cidco (City and industrial development corporation). Whereas Thane has been part of the Mumbai metropolitan from long enough and has its own municipal corporation from 1982.

As mentioned above, Thane and Navi Mumbai both were rural areas. Thane saw rapid urbanization in the last two decades. Real estate developers from all over Mumbai started commercial and residential projects in thane, and now thane is also listed as one of the upcoming smart cities in India. But still, some part of Thane remains underdeveloped.

On the other hand, Navi Mumbai is a planned city and proper roads, sewage treatment plant and many gardens to its credit. Navi Mumbai has become one of the biggest IT hubs in the Mumbai metropolitan region. With connectivity towards Pune through expressway gives it added advantage.

Accommodations in Navi Mumbai have seen a steep increase in their price value in the last decade. Due to the expansion of IT industry in Navi Mumbai, demand for clean and hygienic homes is steadily increasing. Particularly nodes like Vashi, Belapur CBD , Kopar Khairne and Airoli are high in demand due to proximity to big offices.

One of the fastest developing centers for IT sector in Mumbai is Airoli. Due to the presence of many MNCs such as Accenture, Capgemini, L&T and many more, accommodation for working professionals is in great demand here. Many paying guest facilities have also come up due to the industry.

Thane itself has many companies, but not as big as the IT sector in Airoli. Thane has many residential projects and that is the reason why we find better residential facilities in thane. 

Connectivity and transport

Thane and Navi Mumbai are well connected via Mumbai suburban rail network. Thane is also one of the main railway stations on the central railway and mainlines on local train network.

Navi Mumbai is directly connected to Pune via expressway, which has helped Navi Mumbai in a great way to develop.

Thane is also connected with Mumbai via eastern expressway, with many flyovers built in recent times, it has helped to speed up the way towards Mumbai. 

The arrival of app-based cab services has made the commute easier in both the cities.

Living expenses 

Thane has been developed from the past, Navi Mumbai has been developed recently in the last two decades. Prices in Navi Mumbai have skyrocketed due to new Multinationals and SEZs. While renting a place in Navi Mumbai will cost you much more than Thane. Rent for 1bhk in Navi Mumbai in areas close to your office is 17k, 2bhk rent 22k. 

In Thane, there are vast choices available to stay here. Rent is bit low here. But its always better to near to your office as much as its possible.
